CRASH: A New Cheap Real Estate and Housing Government Program

Since the credit and mortgage crisis in the mid 2000, the Middle American buyer population has almost stopped purchasing homes and real estate altogether due to lack of trust in the economic system. Almost 60% of the previous American homeowners and homebuyers have turned to renting Apartments since 2009 as part of a national boycott movement against the system, and more are following the trend. This massive uproar creates an even more increasing for-sale home inventory across the nation which then results in the alarming budget problems for US counties because of the drying property taxes, tax money that funds local and public services including sanitation, police, and fire departments as well as road building and maintenance.

As an attempt to alleviate this developing crisis, the US Government has proposed a new housing-rent program called CRASH, which stands for Cheap Real Estate and Subsidized Housing. This new and unorthodox government program allows families to lease-to-own vacant homes for as little as $500 a month, more than half the price of an average 3 bedroom Apartment monthly rent, within the agreement of assuming the home property taxes for at least 5 consecutive years. A similar cheap real estate program applies to former small business owners who would agree to only pay 10% of the average rent rate for the commercial space in exchange to assuming the commercial property taxes to the county for at least 2 consecutive years.

However, this new cheap real estate program comes with some stiff requirements, agreements, and penalties. For example, one major requirement is a good credit score (no surprise there). They match your FICA score and history with the value of the property. So, if your score is in the low 300, well, you might not want to move into that old creepy 1 bedroom house by the swamp even if they’re practically giving it away, you know what I mean? But look at the bright side, most of us will likely get qualified to own a property.

Also, one of the major penalties come with this cheap real estate deal is called the “counter-trust”, a penalty of up to $60,000 fine for breaching the agreement. Payment by installment, community service, or “other”, which means one way or the other, the feds will find a way for you to pay it.

The idea is to move and cut the for-sale home inventory by half within 5 years.

US Counties rejoice the new government program that provides cheap real estate and housing for the average American families and hope to stimulate homeownership, and most of all, win back the public’s trust and heart once again.
